As-built drawings
Documentation of existing conditions within the agreed project area. Site access, measurement requirements, and the extent of documentation are defined in the proposal.

For owners & contractors
As-built drawings and proposed construction permit drawings for your commercial suite. Focused on the required details, with a clearly defined scope.
For smaller, straightforward commercial suites. Final scope and fee require project review and a written proposal.

The starting package
We work directly with the owner or contractor on the agreed permitting scope. Our focus is practical construction permit documentation, with the required level of detail for the project.
Documentation of existing conditions within the agreed project area. Site access, measurement requirements, and the extent of documentation are defined in the proposal.
A proposed construction permit plan set for the agreed suite improvements. Required engineering disciplines and specialized services are priced separately.
Work directly with our team on the agreed permit scope. Submission responsibilities and permit-review response services are identified in your proposal.
Built for an appropriate project fit. Starting pricing is for smaller commercial suites with straightforward work. Square footage, proposed use, existing conditions, complexity, documentation, and reviewing-agency requirements affect the fee. Large, unusual, or complex projects require individual evaluation and may fall outside our capacity. No square-footage allowance is implied.
Add only the services your project needs
Each discipline starts at $2,000 when required. These are starting fees for straightforward systems and scopes, not flat fees for any building size or design complexity.
| Design discipline | Starting fee |
|---|---|
| Mechanical / HVAC | $2,000 |
| Electrical | $2,000 |
| Plumbing | $2,000 |
| Structural engineering | $2,000 |
| Fire sprinkler | $2,000 |
| Fire alarm | $2,000 |
| Kitchen hood | $2,000 |
Per discipline, when required. Final fees are confirmed in a written proposal. Related disciplines may also be necessary; selecting one does not automatically include the others.
Clear expectations from the start
The following services are not included in the base package unless expressly listed in your written proposal. Required work must be assigned to an appropriate provider; excluding a service from the price does not remove a project requirement.
Need something additional? We can evaluate adding services through Clayborn Group or coordinating them with qualified partner firms and subconsultants, subject to availability, project suitability, and a separate written scope and fee agreement. Not every project or service can be accepted. Additional work is identified and priced before proceeding.
From your idea to an agreed scope
This package is for owners and contractors seeking construction permit drawings for commercial suite improvements. Interior decorating and ongoing project management are separate services.
For other needs, explore commercial services, existing-conditions documentation, or our project portfolio.
Approval and review timelines remain with the reviewing authorities. We do not guarantee approval or an agency turnaround time.
Before you get started
No. It is a starting price for smaller, straightforward commercial suites. Size, use, conditions, complexity, and required services determine your quote. We confirm suitability and pricing after review.
No. The base package includes as-built and proposed construction permit drawings within the agreed scope. Mechanical, electrical, plumbing, structural, sprinkler, fire alarm, and hood design each start at $2,000 when required and are separately scoped.
Not every project fits our services or capacity. Larger spaces, extensive alterations, specialized occupancies, and complex systems require individual evaluation. We may propose a different scope, explore partner involvement, or decline the project.
Review responses within the agreed scope are handled as defined in your proposal. Added services, redesign, or requirements beyond that scope are identified and priced separately before proceeding. The package does not promise unlimited revisions.
We can evaluate services provided by Clayborn Group or qualified partner firms and subconsultants. Availability, responsibility, scope, and fees must be agreed in writing. Required services cannot simply be omitted from the project.
The proposal defines site access, measurement methods, and included visits for the as-built documentation. Do not assume unlimited visits, scanning, or investigation of concealed conditions are included in the starting price.
