Built for an appropriate project fit. Starting pricing is for smaller commercial suites with straightforward work. Square footage, proposed use, existing conditions, complexity, documentation, and reviewing-agency requirements affect the fee. Large, unusual, or complex projects require individual evaluation and may fall outside our capacity. No square-footage allowance is implied.

The following services are not included in the base package unless expressly listed in your written proposal. Required work must be assigned to an appropriate provider; excluding a service from the price does not remove a project requirement.
Engineering & specialized design
- Mechanical, electrical, plumbing, structural, sprinkler, fire alarm, and kitchen hood design.
- Specialized equipment, process systems, and complex building-system design.
- Civil engineering, surveys, grading, drainage, parking, landscaping, and utility-service upgrades.
Zoning & additional approvals
- Zoning changes, rezoning, variances, special exceptions, land-use approvals, and public hearings.
- Chapter 34 evaluations, reports, calculations, or compliance work, where applicable. The applicable code reference is identified in the proposal when this work is needed.
- Change-of-occupancy evaluations, specialized code studies, and alternative compliance requests.
- Permit and agency fees, third-party review fees, and other governmental charges.
Interiors & construction services
- Interior decorating; color, finish, and furniture selections; branding and signage design.
- Bidding, contractor procurement, construction estimating, and construction scheduling.
- Ongoing construction management, construction administration, and construction-phase inspections.
Investigations & added scope
- Geotechnical or environmental investigations, hazardous-material testing, and remediation design.
- Destructive investigation, concealed-condition verification, testing, or documentation of inaccessible areas.
- Redesign due to owner or tenant changes, expanded scope, newly discovered conditions, or requirements outside the agreed scope.
- Expedited service, extra visits, and additional revisions or deliverables beyond those listed in the proposal.
Need something additional? We can evaluate adding services through Clayborn Group or coordinating them with qualified partner firms and subconsultants, subject to availability, project suitability, and a separate written scope and fee agreement. Not every project or service can be accepted. Additional work is identified and priced before proceeding.

Is $5,800 a fixed price for my commercial project?
No. It is a starting price for smaller, straightforward commercial suites. Size, use, conditions, complexity, and required services determine your quote. We confirm suitability and pricing after review.
Does the package include all engineering disciplines?
No. The base package includes as-built and proposed construction permit drawings within the agreed scope. Mechanical, electrical, plumbing, structural, sprinkler, fire alarm, and hood design each start at $2,000 when required and are separately scoped.
Can you handle a large or complex building?
Not every project fits our services or capacity. Larger spaces, extensive alterations, specialized occupancies, and complex systems require individual evaluation. We may propose a different scope, explore partner involvement, or decline the project.
What happens if the permit reviewer asks for more work?
Review responses within the agreed scope are handled as defined in your proposal. Added services, redesign, or requirements beyond that scope are identified and priced separately before proceeding. The package does not promise unlimited revisions.
Can excluded services be added?
We can evaluate services provided by Clayborn Group or qualified partner firms and subconsultants. Availability, responsibility, scope, and fees must be agreed in writing. Required services cannot simply be omitted from the project.
Are site visits and measurements included?
The proposal defines site access, measurement methods, and included visits for the as-built documentation. Do not assume unlimited visits, scanning, or investigation of concealed conditions are included in the starting price.
